Twelve Valencia communities sit within a few miles of each other on Lyons Road. They are not interchangeable. This is what separates them, what they cost to own, and who each one actually suits.

Start here, because the names are confusing
Almost every buyer who calls me about Boynton Beach opens the same way. A friend mentioned Valencia, and now there are twelve of them and no obvious way to tell them apart. That is a fair reaction. GL Homes has been building the Valencia series in Palm Beach County since the late 1990s, and they named them all after the same idea.
The useful way to sort them is not by name. It is by age of the community, because age drives almost everything else: price, the size of the homes, whether the clubhouse has indoor pickleball, how settled the social calendar already is, and whether you can buy new or only on resale.
Roughly, the ladder runs like this. Valencia Lakes and Valencia Isles were built in the late 1990s and early 2000s and are the entry point. Valencia Pointe and Valencia Reserve came in the late 2000s. Valencia Cove and Valencia Bay filled in the 2010s. Valencia Sound finished around 2024. Valencia Grand and Valencia Del Mar are the two you can still buy new from the builder.
Prices climb almost perfectly in that order.

The 55+ communities that are not Valencias
Valencia dominates the conversation, but roughly half the 55+ inventory in Boynton Beach sits outside it, and some of it is a better fit depending on your budget and how much clubhouse you actually want.
The Cascades and Cascade Lakes
Two separate communities with similar names, both guard gated, both built in the 2000s. Smaller and quieter than the big Valencias, with lower fees. A good landing spot if a 44,000 square foot clubhouse sounds like more than you will use.
Ponte Vecchio and Ponte Vecchio West
Mediterranean styling, well kept, and consistently among the better value per square foot in west Boynton. Worth a look before you settle on a Valencia by default.
Coral Lakes, Palm Isles, Tuscany Bay, Venetian Isles, Majestic Isles
The mid-market tier. Mostly built between the mid 1990s and mid 2000s, a mix of single-family homes and villas, with fees typically well under the Valencia range. If your number is $400,000 to $600,000 and you want a real clubhouse, this is where you will find it.
Leisureville and Sterling Village
The genuine entry point to 55+ living in Boynton Beach. Older, simpler, and priced accordingly. Sterling Village in particular has been steadily renovating.

What 55+ HOA fees in Boynton Beach cover, and what they do not
This is the question I get asked most and the one almost nobody answers in writing, so here it is plainly.
In the guard-gated Valencia communities, the monthly assessment typically covers the manned gate house, all common area landscaping and irrigation, lawn maintenance on your own lot, exterior pest control, the clubhouse and all of its programming, a full-time lifestyle director, and in most communities basic cable and internet. Some also include alarm monitoring, and exterior painting or roof cleaning on a cycle.
It does not cover your own roof, your insurance, your property taxes or your electricity. It also does not cover special assessments. Valencia Reserve is the live example: homeowners approved a referendum to rebuild the clubhouse at a reported $9.3 million, which works out to roughly $8,000 per home. That is real money and it is not in the monthly fee.
Before you write an offer, ask for three documents
The current HOA budget, the most recent reserve study, and the minutes of the last twelve months of board meetings. The monthly fee tells you very little on its own. The reserve study tells you whether an assessment is coming. I pull these for every client, and I read them.
Published monthly figures I have seen for the newer Boynton Valencias run from roughly $650 in the older communities to about $900 in Valencia Sound. Treat those as a starting point and verify the current number for the specific community, and in some cases the specific street.

Boynton Beach, Delray Beach or Boca Raton?
The same GL Homes formula shows up in all three cities, and the price difference is meaningful.
Boynton is generally the value position. An equivalent Valencia in Boynton typically runs below its Delray counterpart, and the trade is fifteen to twenty minutes of extra drive time to Atlantic Avenue. Delray buys you walkable downtown energy and you pay for it. Boca is its own market, with older housing stock in the 55+ segment and more country club product than active adult.
If your weekends revolve around restaurants and galleries on Atlantic Avenue, look at Delray first. If they revolve around pickleball, the pool and the clubhouse calendar, Boynton gives you more house and more amenity for the money.

Why buyers call me before they visit a sales center
I have been licensed in Florida since 1979 and I have spent most of that time in exactly these communities. My family lives in Seven Bridges in Delray Beach, so this is my own back yard.
Two things matter more than anything else in this market, and both of them happen before you tour a single home.
If you are buying new construction, register me on your first visit. GL Homes has its own sales staff and they represent the builder. If you walk into Valencia Del Mar or Valencia Grand unrepresented and sign in, you generally cannot add your own agent afterward. Having me there costs you nothing and it does not change your price. It changes whether anyone in the room is reading the contract on your behalf.
If you are buying resale, the HOA documents decide the deal. Reserve levels, pending assessments, rental restrictions, pet limits, and how the board has behaved for the last year. I read all of it before you commit.
Frequently asked questions
Can you live in a 55+ community in Boynton Beach if you are under 55?
Often yes. Under the federal Housing for Older Persons Act, a community qualifies as 55+ if at least 80 percent of occupied units have at least one resident aged 55 or older, it publishes its intent to operate as housing for older persons, and it verifies ages. That leaves up to 20 percent of homes available to younger households, and many communities allow a younger spouse when the other spouse qualifies. Every community sets its own policy inside that framework, so read the governing documents. Some Boynton communities hold much closer to 100 percent than the law requires.
What is the average HOA fee in a Boynton Beach 55+ community?
Published monthly figures in the guard-gated Valencia communities generally run from around $650 to around $900, with the newer communities at the higher end. Non-Valencia communities are often lower. The fee usually covers the gate, lawn maintenance, all common areas, the clubhouse and its programming. Always verify the current figure and ask separately about special assessments, which are not included.
Are 55+ communities in Boynton Beach pet friendly?
Most allow pets, but the limits vary a great deal. Some allow two dogs with no weight cap, others allow one dog under 25 pounds, and a few restrict breeds. The Valencia communities generally welcome cats and dogs with community-specific rules. If a pet is part of the decision, tell me the breed and weight up front and I will check the documents before you tour.
Can I rent out my home in a 55+ community?
Usually, but with restrictions. Many communities require you to own for a period before renting, set a minimum lease term, cap the number of leases per year, and require board approval of the tenant, who must also satisfy the age rule. If rental income is part of your plan, this belongs in the first conversation, not the inspection period.
What is a capital contribution fee?
A one-time payment to the association at closing, separate from your monthly dues, typically used to fund reserves. It is common in Palm Beach County 55+ communities and often equals one to three months of dues, sometimes more. It is a buyer cost in most contracts here and belongs in your closing estimate from the beginning.
Which Boynton Beach 55+ communities are guard gated?
All of the Valencia communities have manned gate houses, as do The Cascades, Cascade Lakes, Ponte Vecchio, Coral Lakes and several others. A manned gate is one of the clearest dividing lines in this market and it shows up in both the price and the monthly fee.
Is there any new construction left in Boynton Beach 55+?
Yes. Valencia Del Mar is currently selling new homes from GL Homes, and Valencia Grand still has availability. Everything else in the Valencia series is resale only. If new construction matters to you, those are the two to look at, and Del Mar is the newer of the two.
Do I need my own agent to buy a new GL Homes house?
You do not need one, but you want one, and it does not cost you anything. The builder pays the cooperating commission and the sales price does not change. The critical detail is timing: you must register your agent on your very first visit to the sales center. Call me before you go.
