What is the age requirement at Valencia Palms?
Valencia Palms operates as housing for older persons under the federal Housing for Older Persons Act. In practice that means at least 80 percent of occupied homes must have at least one resident aged 55 or older, the community publishes its intent to operate as 55+, and it verifies ages. Individual policies on younger spouses and adult children vary, so read the governing documents. I will walk you through them.
Is Valencia Palms guard gated?
Yes. Like every GL Homes Valencia community in Palm Beach County, Valencia Palms has a manned entry gate.
Can I rent out a home in Valencia Palms?
Usually yes, with restrictions. Expect a minimum ownership period before you can lease, a minimum lease term, a cap on leases per year, and board approval of the tenant, who must also meet the age requirement. If rental income is part of your plan, raise it in our first conversation.
Is Valencia Palms pet friendly?

November 19, 2020 - marcygever Harvey is a very experienced real estate professional and we highly recommend him if you need to sell your home. Harvey was very responsive to concerns and was in constant communication with us. He also helped us find vendors to correct some issues. Although we priced our property at a high number based on the current market, and we had to change the price based on the changing market, Harvey achieved getting us our asking price.
