About Valencia Isles
Valencia Isles is 793 single-family luxury homes built between 1999 and 2004, with floor plans starting around 1,605 square feet.
Twenty-five years of landscaping makes a real difference to how a community feels, and Isles has it. The tree canopy, the established hedges and the settled streets give it a character the newer Valencias will not have for another decade.
The practical case for Isles is cost. Purchase prices and monthly assessments are both meaningfully below the newer communities, and for many buyers that difference funds a great deal of travel. What you give up is the amenity arms race: no indoor pickleball, no sports simulator, no 44,000 square foot clubhouse. For a lot of people that is a trade worth making.
Budget properly for age. Homes of this vintage are reaching the point where roofs, air conditioning and water heaters come due. That is not a reason to avoid the community, it is a reason to inspect carefully and price accordingly.

What it costs to own at Valencia Isles
Older Valencias generally carry lower monthly assessments than the newest communities. The number that matters more at this age is the reserve study. Ask what is funded and what is not before you commit, particularly around roofing and road resurfacing.
The three documents that decide the deal
The current association budget, the most recent reserve study, and twelve months of board minutes. The monthly fee on a listing sheet tells you almost nothing on its own. The reserve study tells you whether an assessment is coming. I pull and read all three for every client, before we make an offer.

Valencia Isles questions I get asked most
How old are the homes in Valencia Isles?
They were built between 1999 and 2004, so most are twenty to twenty-five years old. Inspect the roof, air conditioning and water heater carefully, and price accordingly.
What is the age requirement at Valencia Isles?
Valencia Isles operates as housing for older persons under the federal Housing for Older Persons Act. In practice that means at least 80 percent of occupied homes must have at least one resident aged 55 or older, the community publishes its intent to operate as 55+, and it verifies ages. Individual policies on younger spouses and adult children vary, so read the governing documents. I will walk you through them.
Is Valencia Isles guard gated?
Yes. Like every GL Homes Valencia community in Palm Beach County, Valencia Isles has a manned entry gate.
Can I rent out a home in Valencia Isles?
Usually yes, with restrictions. Expect a minimum ownership period before you can lease, a minimum lease term, a cap on leases per year, and board approval of the tenant, who must also meet the age requirement. If rental income is part of your plan, raise it in our first conversation.
Is Valencia Isles pet friendly?
The Valencia communities generally welcome cats and dogs, but each one sets its own limits on number, size and sometimes breed. Tell me your pet before we tour and I will confirm the rule in writing.
