Valencia Sound is 412 homes on Lyons Road, built between 2020 and 2024 and sold out by the builder. Everything available now is resale.
Its reputation is well earned. Sound is the most socially intense of the recent Valencia communities, and that is structural rather than seasonal. At 412 homes it is small enough that people actually know each other, and the calendar reflects it. If you are moving from the Northeast and what you want most is to walk into a ready-made social life, Sound delivers that faster than any of its larger neighbours.
The flip side is that it does not quiet down much. If you picture your retirement as private, and the clubhouse as something you visit occasionally, Valencia Bay or Valencia Cove will suit you better.
The 39,000 square foot clubhouse is smaller than Grand or Del Mar but well specified, and the range of home sizes is unusually wide for a Valencia, from around 1,583 square feet at the entry to 3,510 at the top across four collections.

Published monthly HOA figures for Valencia Sound have been reported at roughly $898, collected quarterly, and reported to include the on-site social director, property manager, the manned gate house, individual and community landscaping, irrigation, exterior pest control and alarm monitoring. That is at the top of the Boynton Valencia range and it buys a genuinely comprehensive package.

Is Valencia Sound really the most social Valencia?
That is the consistent reputation and it matches what residents report. At 412 homes it is small enough that the social clubs actually fill, and the calendar stays busy outside season. Whether that is a feature or a drawback depends entirely on you.
What is the age requirement at Valencia Sound?
Valencia Sound operates as housing for older persons under the federal Housing for Older Persons Act. In practice that means at least 80 percent of occupied homes must have at least one resident aged 55 or older, the community publishes its intent to operate as 55+, and it verifies ages. Individual policies on younger spouses and adult children vary, so read the governing documents. I will walk you through them.
Is Valencia Sound guard gated?
Yes. Like every GL Homes Valencia community in Palm Beach County, Valencia Sound has a manned entry gate.
Can I rent out a home in Valencia Sound?
Usually yes, with restrictions. Expect a minimum ownership period before you can lease, a minimum lease term, a cap on leases per year, and board approval of the tenant, who must also meet the age requirement. If rental income is part of your plan, raise it in our first conversation.
Is Valencia Sound pet friendly?
The Valencia communities generally welcome cats and dogs, but each one sets its own limits on number, size and sometimes breed. Tell me your pet before we tour and I will confirm the rule in writing.
