Do you need your own agent to buy a GL Homes house?
No. But you want one, it costs you nothing, and there is exactly one moment where you can lose the option forever.

The six questions I get asked, answered plainly
1. GL Homes has its own sales staff. Do you compete with them?
No, and I would not want to. The people in the sales centre know their product extremely well and they are good at their jobs. What they are not is your representative. They are employed by the builder and they represent the builder's interest in the transaction. That is not a criticism, it is simply the structure. My role is to sit on the other side of it.
2. Will your services cost me anything?
No. On new construction the builder pays the cooperating commission out of the same budget whether you bring an agent or not. Your purchase price is identical either way. If you arrive unrepresented, that portion simply stays with the builder.
3. What do I actually gain?
Several things that are hard to see until you need them. Someone who has read this builder's contract many times and knows which clauses matter. Someone who knows what the last comparable homes in that community actually closed at, rather than what the price sheet says. Someone who can tell you which structural options hold value at resale and which are money you will not see again. Someone who has watched the design centre take a budget apart. And someone whose only interest in the transaction is yours.
4. I have already visited the sales centre. Can we still work together?
Usually not on that community, and this is the part that catches people. Builder registration policies generally require your agent to be present or registered on your first visit. Once you have signed in unrepresented, most builders will not permit an agent to be added afterwards. It is worth a phone call before you drive over. If you have already visited, call me anyway and I will tell you honestly whether anything can be done.
5. Will I get a better price if I come without a Realtor?
No. This is the most persistent myth in new construction. Builders hold price for a straightforward business reason: every home they sell sets a comparable for every home that follows, and discounting one damages the whole community. The commission is already budgeted. Coming alone does not lower your price, it just removes your representation.
6. Are the fees different between a resale and a new build?
The structure is different. On a resale, compensation is negotiated within the transaction. On new construction, the builder publishes a cooperating commission and pays it directly. Either way, on the buy side of a new build, my involvement does not add to your cost.
What I do that the sales centre will not
- Read the purchase agreement before you sign, and tell you what is negotiable in it
- Pull actual closed comparables inside the community, not just the current price sheet
- Advise on which lot premiums and structural options return at resale
- Come to the design centre with you and keep the budget honest
- Track your build, attend the walkthroughs and hold the punch list
- Model the full carrying cost so you know the real monthly number before you commit
- Give you a straight answer when a different community is the better fit, including one I would earn less on
