The purchase price is the part buyers research. The membership is the part that decides whether you can afford to live there.
Why the listing price tells you almost nothing
In a country club community, the house and the club are two separate financial decisions that happen to be sold together. You can find a three bedroom home listed at $400,000 inside a club where the mandatory membership costs more over ten years than the house did.
That is not a criticism of these communities. Many of them are the best value in the county for a buyer who will genuinely use the golf, the tennis, the dining and the fitness. It is a warning about how they are shopped. A buyer comparing two listings on price, without knowing whether either club requires membership and what that membership costs, is not comparing anything meaningful.

What you actually pay every year
Budget for four separate line items, not one. Only the first is disclosed on the listing.

Two questions that decide everything
Every club in the county sits somewhere on two axes. Ask both questions before you tour, because the answers change what the home is worth to you.
Is membership mandatory or optional?
In a mandatory club, buying the house means joining. There is no version of ownership where you skip the dues. In an optional club, you can own the home and join later, or never. Mandatory communities tend to have healthier club finances and more predictable assessments. Optional communities give you a lower floor on annual cost, and a weaker club balance sheet behind it.
Is the membership equity or non equity?
An equity membership means you buy a share in the club and, when you sell and the club refills your spot, you get some or all of that back under whatever refund rules the club operates. A non equity membership is a fee you pay to use the facilities and do not get back. Equity clubs usually ask for more up front. That money is closer to a deposit than to a cost, but the refund terms and the waiting list are where the detail lives, and they are not always generous.
Neither model is better. What matters is that you know which one you are buying into, what the refund terms say in writing, and how long the resale queue currently is.

Do I have to join the club to buy a home there?
It depends entirely on the community. Some clubs make membership mandatory for every homeowner, so buying the house means joining and paying dues from day one. Others make it optional. This is the single most important question to answer before you make an offer, and the listing will usually not tell you.
What is the difference between an equity and a non equity membership?
An equity membership is a share in the club that is partly or fully refundable when you leave and the club resells your place, under that club specific refund rules. A non equity membership is a use fee you do not get back. Equity clubs typically ask for more money up front.
Are country club communities a good option for a 55+ buyer?
Often yes, and many buyers compare them directly against age restricted communities. The trade is that a country club community is usually all ages with a much larger amenity cost, while a 55+ community has a lower carrying cost and a resident base at the same stage of life. I walk buyers through both.
Can I rent before I buy?
In many communities yes, but club access for tenants is restricted and sometimes excluded, and most clubs have a minimum lease term and an approval process. If your plan is to rent for a season and try the club, confirm in writing what a tenant is actually allowed to use.
What happens to my membership when I sell?
That is governed by the club documents, not by your purchase contract. Equity clubs generally refund a defined percentage once your membership is reissued, which can take months or longer depending on the waiting list. Get the current resale queue length in writing before you buy, not when you list.
Which clubs are the best value right now?
Value here is a function of what you will actually use. A buyer who plays golf four times a week and one who wants a fitness centre and a dining room should not shortlist the same clubs. Tell me how you want to spend your week and I will tell you which clubs are priced well for that.
