Every Valencia community, compared
Twelve GL Homes communities across Boynton Beach, Delray Beach and Lake Worth. They share a name and very little else. Here is how they actually differ, and which one fits.
There are twelve Valencias in Palm Beach County. They are not interchangeable, and the sales centre will not tell you that.
I have been licensed in Florida since 1979 and I live in this market. What follows is the comparison I would give a friend: which communities are still selling new, which are resale only, where the money actually goes, and what each one is genuinely good at.
One framing to start with, because it saves most people a lot of driving. The single biggest divider is age. Everything else, price, home size, amenity package, how settled the social calendar is, follows from when the community was built. Sort by year and the rest falls into place.

Valencia Del Mar or Valencia Grand?
This is the comparison most buyers are actually stuck on, because they are the only two where you can still buy new, and they sit a mile apart on the same road.
Valencia Grand opened in 2022 and is substantially built out. You can drive finished streets, see mature landscaping, watch a pickleball game and talk to residents before you commit. Its 44,000 square foot clubhouse is the largest in the series and it introduced indoor pickleball, a yoga garden and a sports simulator. Because construction started four years ago, there is also a resale market, so you can buy a finished home with the pool and the window treatments already in and move in this quarter rather than next year.
Valencia Del Mar opened in 2025 and is the newest thing GL Homes has built. The clubhouse runs past 43,000 square feet and adds a salon and steam rooms and saunas to the Grand formula. It is the first Valencia with two-story designs. Everything is new: your roof, your systems, your appliances, your warranty. And you choose the lot and the finishes.
Choose Valencia Grand if
You want to see exactly what you are buying before you buy it. You would rather move in months than years. You want the option of a resale home where somebody else already paid for the pool, the landscaping and the window treatments. Or you simply want the largest clubhouse in the county.
Choose Valencia Del Mar if
You want the newest construction available and you are comfortable buying from a plan. You want to pick your own lot and finishes. You want a two-story home, which no other Valencia offers. Or you are buying to hold for fifteen years, in which case starting with the newest housing stock is a defensible decision on its own.
Whichever you choose, call before your first visit
GL Homes has its own sales staff and they represent the builder. If you walk into either sales centre unrepresented and sign in, you generally cannot add your own agent afterwards. Having me there costs you nothing, the builder pays the cooperating commission and your price does not change. It only changes whether anyone in the room is reading the contract on your behalf.
Valencia Grand or Valencia Sound?
A different question, and the answer usually comes down to temperament rather than budget.
Valencia Sound is 412 homes, finished, sold out by the builder and available only on resale. It is small enough that people genuinely know each other, and its reputation as the most social Valencia is structural rather than seasonal. It does not quiet down much between seasons. If you are arriving from the Northeast without a local network and what you want most is to be absorbed into one quickly, Sound does that better than anywhere else in this market.
Valencia Grand is larger at 659 homes, newer, has more amenity, and still offers new construction. Activity level is more variable and more controllable. You can be as involved as you want to be, or not.
Put plainly: Sound if you want a community. Grand if you want a house in a community.
New construction or resale? The actual arithmetic
The base price on a GL Homes price sheet is not the price of the house. Here is what sits between the two, and it is worth writing down before you fall in love with a model.

This is why a resale that looks more expensive per square foot is often the cheaper house once everything is counted. Bring me a specific price sheet and a specific resale listing and I will run both numbers side by side for you.
The older Valencias, and why they are underrated
Valencia Reserve, Pointe, Isles, Lakes, Falls, Palms and Shores get very little attention in builder marketing, for the obvious reason that the builder has nothing left to sell in them. That is precisely why they are worth your attention.
Valencia Reserve is the live story. Homeowners approved a referendum to rebuild the 42,000 square foot clubhouse at a reported $9.3 million, which is roughly $8,000 per home across 1,043 households. If you are buying to hold, a brand new clubhouse in the largest Valencia in Boynton is a genuine tailwind. If you are buying next month, you need to know exactly how much of that assessment is unpaid on the specific house and who carries it. That is negotiable, and I have seen unrepresented buyers simply absorb it.
Valencia Isles and Valencia Lakes are the entry point to the brand. Twenty-five years of tree canopy, guard gate, clubhouse, real social calendar, at a fraction of the price of the new tier. Budget honestly for roof, air conditioning and impact glass, and inspect properly.
Valencia Falls and Valencia Palms put you in Delray Beach rather than Boynton, which matters if Atlantic Avenue is part of why you are moving. Palms has the largest plans of any mid-2000s Valencia. Falls has an unusual number of homes with their own heated pool and spa.
Valencia Shores in Lake Worth is one of the largest 55+ communities in Palm Beach County at 1,143 homes, and scale means the clubs and activities stay genuinely active year-round.
Boynton Beach or Delray Beach?
The same builder, the same formula, meaningfully different prices.
Boynton is the value position. An equivalent Valencia in Boynton typically runs below its Delray counterpart, and what you trade is fifteen to twenty minutes of drive time to Atlantic Avenue. Delray buys walkable downtown energy and you pay for it in the purchase price.
The honest test: if your ideal Saturday evening is dinner and a gallery on Atlantic, look at Delray first, at Valencia Falls or Valencia Palms. If your ideal Saturday is pickleball in the morning and the clubhouse restaurant at night, Boynton gives you more house and more amenity for the money.

Which Valencia community is the newest?
Valencia Del Mar, which opened in 2025 on Lyons Road in Boynton Beach, just south of Valencia Grand. It is the twelfth in the series and the first to offer two-story home designs.
Which Valencia communities are sold out?
All of them except Valencia Grand and Valencia Del Mar. Valencia Sound was the most recent to sell out, in 2024. Everything else trades on resale only.

Valencia Del Mar and Valencia Grand sit at the top, both starting around $1.1M with homes running well past $2M. Valencia Lakes and Valencia Isles are the least expensive.
Are all Valencia communities 55+?
Yes. Every Valencia community in Palm Beach County operates as housing for older persons under the federal Housing for Older Persons Act, which requires at least 80 percent of occupied homes to have a resident aged 55 or older.
Do all Valencia communities have pickleball?
All of the newer ones do, and most of the older ones have added courts. Indoor pickleball is a more recent addition and is currently limited to Valencia Grand and Valencia Del Mar. If courts matter, tell me and I will confirm the count and whether they are lighted.
Can I still buy new construction in a Valencia community?
Yes, at Valencia Del Mar and at Valencia Grand. Register your agent on your first visit to either sales centre, because you generally cannot add representation afterwards.
