About Valencia Grand
Valencia Grand opened in March 2022 as the eleventh Valencia in Palm Beach County, on Lyons Road south of Boynton Beach Boulevard. It is the community that reset the amenity standard for the whole series.
Grand was the first Valencia with indoor pickleball courts, a yoga garden and a sports simulator, alongside a world-class tennis centre and a 44,000 square foot clubhouse. Everything GL Homes has done at Valencia Del Mar since is a refinement of what they proved here.
What makes Grand genuinely useful to a buyer right now is that it occupies the middle ground. Construction is still active, so you can buy new. But large parts of the community are finished and occupied, so you can drive the streets, see mature landscaping, watch a pickleball game and talk to people who actually live there before you commit. Very few communities let you do both.
Grand also offers three collections rather than two, including the Crown Collection at the top, which runs to 3,472 air-conditioned square feet.

What it costs to own at Valencia Grand
Resale homes in Valencia Grand have been trading broadly between $1.1M and $2.2M depending on collection, lot and whether the home has a pool. New construction pricing runs on the builder price sheet and changes regularly.
Ask me for the current HOA assessment and what it includes before you compare Grand against Del Mar on monthly cost. The two are close but not identical, and the difference over a ten-year hold is not trivial.
The three documents that decide the deal
The current association budget, the most recent reserve study, and twelve months of board minutes. The monthly fee on a listing sheet tells you almost nothing on its own. The reserve study tells you whether an assessment is coming. I pull and read all three for every client, before we make an offer.

How Valencia Grand compares
Against Valencia Del Mar, Grand trades the very newest amenity package for the ability to see what you are buying. Against Valencia Sound, Grand is larger, newer and has more amenity, while Sound is more socially intense and no longer offers new construction.

Can you still buy new construction at Valencia Grand?
Yes, alongside a steady flow of resale inventory. That combination is unusual and it is the main reason to look at Grand first if you are deciding between the two newest Valencias.
What makes Valencia Grand different from the older Valencias?
Amenity, mostly. Grand was the first Valencia with indoor pickleball, a yoga garden and a sports simulator, and its clubhouse at 44,000 square feet is the largest in the series. The homes are also larger on average than anything built before 2020.
What is the age requirement at Valencia Grand?
Valencia Grand operates as housing for older persons under the federal Housing for Older Persons Act. In practice that means at least 80 percent of occupied homes must have at least one resident aged 55 or older, the community publishes its intent to operate as 55+, and it verifies ages. Individual policies on younger spouses and adult children vary, so read the governing documents. I will walk you through them.
Is Valencia Grand guard gated?
Yes. Like every GL Homes Valencia community in Palm Beach County, Valencia Grand has a manned entry gate.
Can I rent out a home in Valencia Grand?
Usually yes, with restrictions. Expect a minimum ownership period before you can lease, a minimum lease term, a cap on leases per year, and board approval of the tenant, who must also meet the age requirement. If rental income is part of your plan, raise it in our first conversation.
Is Valencia Grand pet friendly?
The Valencia communities generally welcome cats and dogs, but each one sets its own limits on number, size and sometimes breed. Tell me your pet before we tour and I will confirm the rule in writing.
