The Delray Beach 55+ market
Delray Beach is what people picture when they imagine moving to South Florida: a walkable downtown, Atlantic Avenue lined with restaurants and galleries, and the beach at the end of it. The 55+ communities sit west of I-95, close enough to be there in fifteen minutes.
You pay for that. An equivalent GL Homes community in Delray typically runs above its Boynton Beach counterpart, and the premium is the address, not the house. Whether that is worth it is a genuine question rather than a rhetorical one, and it depends entirely on how often you actually go downtown.
The two Valencia communities here are Valencia Falls, built 2001 to 2004 with 724 homes and an unusual number of private pools, and Valencia Palms, built 2005 to 2007 with 600 homes and the largest floor plans of any mid-2000s Valencia. Beyond Valencia, Delray has Four Seasons, Villaggio Reserve, Huntington Pointe, Delray Villas, Floral Lakes, Avalon Trails and Kings Point, which at roughly 7,000 homes is a market of its own and by some distance the least expensive way to live in a 55+ community in this part of the county.

What to check before you commit, anywhere
The community's current association budget, the most recent reserve study, and twelve months of board minutes. The monthly fee tells you very little on its own. The reserve position tells you whether a special assessment is coming. I pull and read all three for every client.
