Lotus is 805 single-family homes on Lyons Road in west Boca Raton, opened by GL Homes in 2019. The floor plans span roughly 2,000 to 5,500 air-conditioned square feet across several collections, in contemporary elevations that look nothing like the Mediterranean stock that dominated Boca for twenty years.
This is an all-ages community, and it is unapologetically built for families. The amenity deck includes a full water park, which is the single feature buyers with young children mention first and the one retirees most often ask me to talk them out of.
Lotus is the volume play in west Boca. Because there are 805 homes and multiple collections, there is nearly always something available, and there is genuine competition between sellers of the same floor plan. That is good news if you are buying and something to plan carefully around if you are selling.

What it costs to own at Lotus
HOA dues at Lotus cover the manned gate, the clubhouse and water park operation, common area landscaping and the bulk cable and internet package. A community with amenities on this scale carries a real operating budget, so ask for the current figure and read what it actually includes.
The three documents that decide the deal
The current association budget, the most recent reserve study, and twelve months of board minutes. The monthly fee on a listing sheet tells you almost nothing on its own. The reserve study tells you whether an assessment is coming. I pull and read all three for every client, before we make an offer.
One point specific to Lotus. Water features and a water park are expensive things to maintain and eventually to replace. The reserve study is where you find out whether that replacement is funded or whether it will arrive as an assessment.
How Lotus compares
Lotus and Boca Bridges sit close together and are the two names most west Boca buyers weigh against each other. Lotus is the larger community, the more family-oriented, and the one with the water park. Boca Bridges is smaller, quieter, and runs larger at the top of its size range. If you want the same builder but new rather than resale, look at Lotus Edge and Lotus Palm.

What is the difference between Lotus, Lotus Edge and Lotus Palm?
They are three separate GL Homes communities sharing a name and a design language, not phases of one community. Lotus came first and is fully built out, so it trades as resale. Lotus Palm and Lotus Edge came later and have been the places to buy new from the builder. Each has its own association, its own dues and its own clubhouse, so do not assume a figure from one applies to another.
Can I rent out a home in Lotus?
Leasing is permitted with restrictions, typically including a minimum ownership period, a minimum lease term and board approval of the tenant. If rental income is part of your plan, tell me early and I will pull the current rules before you write an offer.
Which schools serve Lotus?
Lotus falls within the west Boca Raton attendance area, which is one of the stronger assignments in Palm Beach County. Boundaries change, so confirm the current assignment with the School District of Palm Beach County before you rely on it.
