About The Bridges
The Bridges is 591 single-family homes in Delray Beach, built by GL Homes between 2013 and 2016. The entrance runs over a bridge to a staffed guardhouse, which is where the name comes from. Homes range from roughly 2,400 to more than 7,000 air-conditioned square feet across one and two-storey designs.
The clubhouse is around 17,000 square feet and covers the essentials properly rather than trying to be a resort. There is a fitness centre, a card salon, a game room, indoor sporting areas, a social hall with a catering kitchen, a large pool and a playground. The tennis provision is the standout, with six Har-Tru courts plus a lighted court and shaded courtside pavilions.
It is an all-ages community. Compared with Seven Bridges next door, The Bridges is the quieter and more understated of the two, and it usually costs less to carry each month.

What it costs to own at The Bridges
HOA dues at The Bridges cover the staffed gate, the clubhouse and tennis operation, common area landscaping and the bulk cable and internet package. Because the amenity package is more modest than Seven Bridges next door, the monthly figure is usually lower. Ask me for the current number before you make an offer.
The three documents that decide the deal
The current association budget, the most recent reserve study, and twelve months of board minutes. The monthly fee on a listing sheet tells you almost nothing on its own. The reserve study tells you whether an assessment is coming. I pull and read all three for every client, before we make an offer.
Homes here are now ten to thirteen years old. Har-Tru courts need regular resurfacing, and first-generation roofs and air conditioning plant are reaching the age where they matter. Both belong in your offer arithmetic.
How The Bridges compares
The Bridges and Seven Bridges are the two GL Homes communities on this stretch of Delray Beach and they are not interchangeable. Seven Bridges is newer, bigger, and carries a much larger amenity operation with a restaurant and a full tennis centre. The Bridges is smaller, calmer, generally cheaper to carry, and stronger on tennis relative to its size. Boca Bridges is the comparable community a few miles south.
