About The Oaks at Boca Raton
The Oaks is a guard-gated community of approximately 500 estate homes off Lyons Road in west Boca Raton. Construction began in 2002 under Kenco Communities with the Albanese-Popkin Development Group. Unlike most of the other large gates nearby, this one was not built by GL Homes.
Homes are substantial, generally running from around 3,000 to more than 7,000 air-conditioned square feet on larger lots than the newer communities offer. That lot size is the main structural advantage The Oaks holds over Lotus or Boca Bridges, and it is the reason buyers who want genuine separation from their neighbours keep coming back to it.
The clubhouse runs to about 25,000 square feet with a resort pool and splash park, a full-service restaurant, exercise rooms and a spa. The tennis facility is the community signature, with twelve courts running clinics and social matches year-round. Entry is through two 24-hour manned gates.

What it costs to own at The Oaks
HOA dues at The Oaks cover two manned gates, the clubhouse, the tennis operation and common area landscaping. Running twelve tennis courts and a full restaurant is not cheap, and the community is old enough now that reserve funding is the number that actually matters. Ask me for the current figure and the current reserve position together.
The three documents that decide the deal
The current association budget, the most recent reserve study, and twelve months of board minutes. The monthly fee on a listing sheet tells you almost nothing on its own. The reserve study tells you whether an assessment is coming. I pull and read all three for every client, before we make an offer.
This matters more here than in the newer communities. At twenty-plus years old, roofs, clubhouse plant, court resurfacing and road work are all live items rather than distant ones. A well-funded association absorbs those. An underfunded one bills you for them.
How The Oaks compares
The Oaks trades lot size and maturity against the newness of Lotus and Boca Bridges. The homes are older and most will want updating, but the parcels are larger, the trees are grown in, and the tennis programme is the strongest in west Boca. If you want a turnkey contemporary home you will probably prefer Lotus. If you want land, privacy and mature landscaping, The Oaks is difficult to beat at the price.
