Seven guard gated communities, roughly 4,300 homes between them, almost all of it built by GL Homes since 2013. Here is how they actually differ.
Start with the community, not the listing
Six of these seven were built by the same developer, GL Homes, which means the construction quality, the warranty and the floor plan logic are broadly comparable. What is not comparable is the amenity package, the age of the roofs, and what you pay every month to keep it all running.
Buyers who tour on price alone tend to end up choosing between two homes in two communities that suit them very differently. The table below is the shortest honest summary of the differences. Each community then has its own page with current listings, HOA costs and the questions I get asked most.

Which of these communities still sells new construction?
Lotus Edge and Lotus Palm. Lotus Edge is the newest and is still delivering through the mid 2020s, which makes it the last realistic opportunity to buy new from GL Homes inside Boca Raton. Boca Bridges, Lotus, Seven Bridges, The Bridges and The Oaks are resale only.
Are any of these 55+ communities?
No. All seven are all ages with no age restriction. If you want an age restricted community, the 55+ communities and Valencia communities are the pages to read instead.
What is the difference between Lotus, Lotus Palm and Lotus Edge?
They are three separate communities on adjacent land in west Boca Raton, each with its own gate, clubhouse and HOA. Lotus came first and has the water park. Lotus Palm has a clubhouse of roughly 26,500 square feet. Lotus Edge is the newest and the smallest homes start under 2,000 square feet.
Do I need my own agent to buy new construction here?

Which community holds value best?
That question has no honest single answer, because it depends on what the market does to new construction supply. What I can tell you is what each community has actually resold for in the last twelve months. Ask me and I will send the closed sales.
