How to read a market report without fooling yourself
Almost every headline you will read about the Florida market is technically true and practically useless, because it describes an average across a county where a waterfront estate and a two bedroom villa are both one sale.
These are the four numbers worth your attention, and what each one actually tells you.

Why the county number will not tell you what your home is worth
Palm Beach County is not one market. In the same month, an all ages luxury community in west Boca can be seeing multiple offers while a 55+ community six miles away has inventory sitting for ninety days, because the buyer pools are completely different and one of them is far more sensitive to interest rates and to the cost of insurance.
Within a single 55+ community the split can be just as wide. A renovated home with a newer roof and impact windows and a home that has not been touched since 2006 are, in practice, two different products at two different prices, and averaging them produces a number that describes neither.
So the useful report is never the county one. It is the last twelve months of closed sales inside your community, filtered to homes genuinely comparable to yours. That is a report I will run for you at no cost and with no obligation.

Can I get a report for my specific community?
Yes, and it is more useful than anything on this page. Tell me the community and I will send the last twelve months of closed sales, what is under contract right now, and what is sitting unsold and why.
Is now a good time to buy or sell?
That depends on your timeline far more than on the market. A seller who must close in sixty days and a seller who can wait a year are in genuinely different markets on the same day. Tell me your constraints and I will give you a straight answer, including when that answer is wait.
Where does the data come from?
Closed sales data comes from the MLS, which is the most complete record of what homes actually sold for. Public portal estimates are modelled guesses, and in communities with few sales a month they can be wrong by a wide margin.
